11/20/2007 - Tip Lane Development gets the go-ahead

Councillors have granted planning permission for the development of 51 dwellings off Tip Lane, Prestatyn.

During the meeting of the full council at County Hall, Ruthin today, (Tuesday) members agreed with officer’s recommendations and 21 councillors voted to allow the proposals to go ahead, 16 voted against and one abstention.

In the report to councillors, the plans were for a 1.8 hectare site within the development boundary. The plans satisfied all planning considerations.

The northern part of the site is within a Zone C1 flooplain but the majority of the site, including areas to accommodate housing, lie within Zone B, which is considered generally suitable for all forms of development.

A Flood Consequences Assessment has been carried out and it was confirmed that the Environment Agency was satisfied the flood risk can be managed to an acceptable level with minimum floor levels put on certain plots.

The Environment Agency recommended a detailed surface water drainage system be included in the final designs.
