What do we do?
The Local Land Charges team is responsible for processing Local Authority Searches which is an essential part of buying a property or developing a piece of land.


The Local Authority Search is a series of standard questions designed to give any potential buyer as much information as possible about the property/land. This is to ensure that you are aware of any local matters affecting the property/land you are about to purchase so that there are no hidden surprises.

The Local Land Charges team will check for any Planning Applications, Building Regulation Applications on the property. Tree Preservation Orders on or abutting the property and provide information on Adopted Roads surrounding the property and any other matters that are requested.

If you require a Local Authority Search and or Commons Registration Search it is advisable that you instruct your Solicitor to contact the Local Land Charges team, who will provide advice and guidance.

The Council has a statutory duty under the Local Land Charges Act 1975 to maintain a Register of Local Land Charges. A Local Land Charge is a restriction or prohibition on a parcel of land which is then binding on successive owners or occupiers of the parcel of land. Therefore a Local Land Charge Search of the Register is required to inform a purchaser of the existence of any matters affecting the property or land.

A Local Land Charges Search usually comprises of two elements, an LLC1 form and a CON29 form.

LLC1 - A requisition for search and official certificate of search. This requests information from the register about all local land charges registered against a property within Denbighshire, for example, planning permissions, tree preservations orders, grants and conservation areas, etc. The Council has a statutory duty to maintain a Local Land Charges Register.

CON29 - A list of standard enquiries to a local authority. This contains a list of 16 sets questions and 18 optional questions. This part deals with other planning history, roadways and environmental matters.

A search can be submitted by post on forms LLC1 and CON 29 normally from a solicitor’s office or Estate Agents Office on behalf of house purchasers or people remortgaging their property.

We are able to receive searches electronically via the National Land Information Service (NLIS). This is a system whereby all searches required for conveyancing purposes can be applied for over the internet.
