Sustainable drainage systems

Sustainable Drainage Systems (SuDS) are a mandatory requirement on all new developments involving more than a single dwelling or a construction area more than 100m2. You must apply to the SuDS Approving Body (SAB) for approval on these types of developments.

There are guidance notes at each stage of the online process and you can save your work and break away at any time. Once you have submitted an online application you get a reference number and we receive an email notifying us so that we can begin to process it.

Please be aware that if you do not provide all the necessary documents then you may not be awarded planning permission.

Housing development proposals outside of Local Development Plan (LDP) development boundaries

At present, the Council is unable to demonstrate a 5 year housing land supply as required by Welsh Government. This has resulted in a number of planning applications and enquiries for housing development on sites outside development boundaries as defined in the adopted LDP.

The Council has therefore drafted a Developer Guidance Note which was approved by Planning Committee on 11th November 2015.

The purpose of the Note is to provide guidance to potential applicants on providing comprehensive evidence to demonstrate that the proposed development is sustainable and is both viable and deliverable in order that it will make a genuine and early contribution to housing land supply and construction on the ground.
